Short answer: Rocky Fork Lake is one of Southern Ohio's best spots for lake living on a small-town budget. It is about 9 miles east of Hillsboro, the lake allows unlimited horsepower boating, and as of late October 2026 most homes around it are listed between about $125,000 and $270,000. The trade-offs are rural ones: many homes use wells and septic, and "near the lake" and "on the lake" are very different price points.
We get asked about Rocky Fork Lake on a regular basis, from Columbus and Cincinnati buyers looking for a weekend place to local families who want to live near the water full time. Here is what living here is really like.
Take the tour
The lake and the state park
Rocky Fork Lake covers about 2,080 acres with roughly 31 miles of shoreline, and it has been part of Ohio's state park system since 1950. Rocky Fork State Park surrounds much of it, with:
- Boating with no horsepower limit, which is uncommon for an inland Ohio lake and a big reason water-skiers and wakeboarders come here.
- Six public boat launches and several marinas, including East Shore Marina, North Shore Marina and Fisherman's Wharf, with seasonal dock rentals.
- Fishing for bass, crappie, bluegill, channel catfish and saugeye, plus an accessible fishing pier on the southeast shore.
- A campground, swimming at South Beach, hiking trails and disc golf, so there is something to do when you are not on the water.
The lake communities
Most homes around the lake are in Paint and Marshall townships. The north shore has two small unincorporated communities, Rocky Fork Point and Highland Holiday, which together are home to around 1,300 people. Elsewhere you will find year-round houses, weekend cottages, newer small builds and a large number of building lots, especially along North Shore Drive.
It is a quiet place most of the year. Summer weekends bring boaters, campers and visitors; after Labor Day, the lake gets noticeably calmer.
What homes cost at Rocky Fork Lake
As of late October 2026, there are about two dozen active listings around the lake, more than half of them lots and land. Homes ranged from about $70,000 for a small cabin to about $320,000 for a four-bedroom, with most between $125,000 and $270,000. Lots started around $40,000.

Three local facts national websites will not tell you
- Near the lake is not on the lake. True waterfront with private dock access is rare and priced well above the rest. Many homes are a short drive or golf cart ride from a launch or marina, and a seasonal dock rental can close the gap. Ask us which homes have water access.
- Wells, septic and lots need checking. Many lake-area homes use private wells and septic systems, and some lots have never been tested for septic. Before you buy a lot to build on, confirm with the Highland County Health Department that it can support a system.
- How you use it changes your financing. A full-time home may qualify for a USDA loan with no down payment. A second home or short-term rental will not, so plan on a conventional loan and a down payment.
Getting around
Uptown Hillsboro is about 9 miles west for groceries, Highland District Hospital, county offices and restaurants. The lake is roughly an hour from Cincinnati and Dayton and about an hour and a half from Columbus, which is why it draws so many weekend owners.
Schools depend on the exact address, so check the property with the Highland County Auditor or the district before you buy.
A real example
We have helped buyers who started out wanting "a house on the water" and found that a home a few minutes from the North Shore launch, plus a seasonal dock rental, gave them the same lake life for much less. Knowing the difference before you shop saves time and money.
