Hillsboro is the county seat of Highland County, and it's where Bryan and Rene Vance have helped buyers and sellers since 2015. When people ask us about moving here, the questions almost always come down to three things: how fast homes sell, what a budget buys, and what kind of financing works for a particular house. Here are straight answers, plus the local details that surprise most newcomers.

How Fast Are Homes Selling in Hillsboro?

Most homes we list in this area sell anywhere from about 90 to 120 days, and most close at or slightly under list price. The speed depends mostly on price, condition, and location, and a well-priced, well-presented home still moves quickly.

For exact numbers, see our Hillsboro market report, which shows how many homes sold, how long they took, and where prices landed over the last 12 months. We update it regularly so you're not relying on a headline number.

What Can I Get in My Price Range?

This is where Hillsboro surprises people. In our experience, homes in town and homes just outside town are priced closely. The bigger difference comes from land: a home with acreage usually costs more than a similar home in town.

Here's what's actually on the market as of October 19, 2026. These are current listings with Hillsboro addresses, and they change daily.

What Loan Will Work for This House?

This is the question we hear most from buyers looking outside town. The right loan depends on the house itself, not just on you.

  • USDA loans offer 0% down, but the property has to be in a USDA-eligible area, and income limits apply. Eligibility is checked by address, so a home in town can qualify as well as a rural one, as the East North Street listing shows.
  • FHA and VA loans require the home to meet condition standards, including a safe water supply and a working septic system. A home that needs major work may not qualify.
  • Conventional loans are the most flexible, but they usually need a larger down payment.
  • Homes that need a lot of work are often limited to cash or a strong conventional loan. For example, the St Rt 124 listing above says exactly that.

Rates change from month to month and vary by program, so we don't quote them here. Our monthly Highland County market report has the current ranges for each loan type. If you're thinking about a particular house, call us before you fall in love with it, and we'll tell you which loans make sense and connect you with a lender we trust.

Water, Sewer, and the Corporation Line

This catches many buyers off guard, so here's how it works:

  • Every home inside the city limits has public water and sewer.
  • Some homes look like they're in town but aren't. The Woodland Drive neighborhood is just outside the corporation line. It has public water, but all of the homes are on septic.
  • Rural homes are on septic. Some have public water, and others use wells, springs, or cisterns.
  • The Rocky Fork Lake area is on public water and sewer.

Always confirm the water and sewer setup for the specific address, and ask for the septic records. We cover what to test and who to call in a separate guide.

Everyday Life in Hillsboro

Groceries: Hillsboro has several, including Kroger, Walmart, Aldi, Save A Lot, and Community Market.

Dining: There are plenty of great places to eat. Beach Wood Pizza, Big Ernie's Pizza, and Alley 21 are some of Bryan's favorites, and there are many more.

Location: Hillsboro sits within easy driving distance of Cincinnati, Dayton, and Columbus, and Chillicothe is close too, with a lot to offer of its own.

What Surprises People Most

Two things, over and over. The first is how peaceful it is here. The second is how convenient the location is. You can have a quiet place with space around you and still be within reach of three major cities.
