Short answer: Often, yes to both. Many Rocky Fork Lake homes can work as a short-term rental, but the rules, taxes and financing depend on the property, so check them before you buy. And the lake works well for year-round living: most of the area has public sewer, Highland County water, and high-speed internet options.
Two questions come up again and again from buyers looking at Rocky Fork Lake: "Can I rent it out when I'm not using it?" and "Could I actually live there full time?" Here is what to know about each.
Can I rent out my Rocky Fork Lake home?
Short-term rentals are already part of the lake. A quick search of Airbnb or VRBO shows lake houses and cabins around Rocky Fork Lake listed for weekend stays. But "other people do it" is not the same as "it will work for you." Before you buy with rental income in mind, check these four things.
1. Local rules
Rules for short-term rentals can come from the township, the county, or a subdivision's deed restrictions. Ask the Paint or Marshall Township trustees and the Highland County offices whether any zoning or permit applies to the address, and read the deed and any subdivision restrictions for limits on rentals. We can help you pull those documents during your purchase.
Ohio lawmakers have also been debating statewide short-term rental rules, so it is worth checking for changes before you buy.
2. Taxes
In Ohio, short stays are generally subject to sales tax, and some counties and cities add a lodging tax. Booking platforms collect some of these taxes in certain places, but not everywhere. Check with the Ohio Department of Taxation and your tax professional about what you would need to collect and file.
3. Financing
How you plan to use the home changes your loan. A home you live in full time may qualify for a USDA loan with no down payment. A second home or investment rental will not, and lenders usually require a larger down payment. Talk to your lender before you shop. We regularly work with Trey Budke of USA Mortgage, and you are free to use any lender you choose.
4. The real numbers
Rocky Fork Lake is busiest in summer, when boaters, campers and anglers fill the park. Fall and winter are much quieter. Plan your budget around a strong summer and slow winter, and include cleaning, furnishings, insurance, utilities, and a local person to handle problems if you live out of the area.
Is Rocky Fork Lake good for year-round living?
Yes. Many people picture lake cottages without basic services, but most of the Rocky Fork Lake area has the same utilities you would expect in town:
- Public sewer covers most of the lake area, so many homes do not rely on a septic system.
- Highland County Water serves most of the area.
- High-speed internet: Spectrum is available, and homes with South Central Power electric service may be able to get SCP Connect fiber internet.
Coverage varies by street, so confirm sewer, water and internet for the exact address. Some homes and lots on the edges of the lake still use wells or septic.
Daily life is easy too. Uptown Hillsboro is about 9 miles west for groceries, Highland District Hospital and county offices. After Labor Day the lake gets noticeably quieter, which many full-time residents consider the best part.
Three things to check before you buy
- Utilities for the exact address: sewer or septic, county water or well, and which internet providers serve it.
- Rental limits in the deed, subdivision restrictions, and township or county rules.
- Your loan type, since full-time, second-home and investment use are financed differently.
