Where the sales happened by price
Based on list price, here is how the 312 sales broke down:
- Under $150,000: 63 sales
- $150,000 to $299,999: 159 sales, about half the market
- $300,000 to $499,999: 69 sales
- $500,000 and up: 21 sales
The heart of the Highland County market is the $150,000 to $300,000 range. Homes above $500,000, mostly larger homes on acreage, are a much smaller slice and tend to take longer to sell.
What 97% of list price means
On average, homes sold for about 3% under their list price, or roughly $7,000 below asking. That tells us well-priced homes are selling close to what sellers ask, but buyers still have some room to negotiate, especially on homes that have been on the market a while.
Is it a buyer's or seller's market?
With about 85 homes for sale and about 26 selling each month, Highland County has roughly 3.3 months of inventory. Around six months is usually considered balanced, so the county still leans slightly toward sellers, but the market is calmer than the frantic years of 2020 to 2022. An average of 87 days on market means buyers have time to look, and sellers need to price carefully.
How the towns compare
Highland County is not one market. Prices vary a lot from town to town. For a closer look, see our local reports:
- Hillsboro (45133) market report: average sale price about $285,000
- Rocky Fork Lake market report: median sale price about $215,000

What this means for buyers
- You have time, but good homes still move. With 87 days on market on average, you can be thoughtful, but well-priced homes in the $150,000 to $300,000 range get attention quickly.
- Expect to negotiate a little, not a lot. Offers well below list are less likely to work on fairly priced homes.
- Check your loan options. Much of the county may qualify for a USDA loan with no down payment.
What this means for sellers
- Price it right from day one. Homes priced in line with recent sales sell closer to list and faster.
- Plan for about three months. The average home takes 87 days to sell, so build that into your moving plans.
