Pricing your home to sell is the topic of today's blog post.  We are seeing an increasing number of price reductions on the MLS each day.  As agents and sellers, none of us is perfect.  We strive to make the best possible decision when pricing a home for sale.

Out of the four factors that affect the sale of a home, the one with the most impact and the one we have the most control over is the listing price.  When a house is overpriced, you struggle to get prospective buyers to schedule showings or write offers.  Pricing the house high to leave room for negotiation is not a good strategy.  We have heard sellers say, "I can always come down, but I can't go up".  When a house is competitively priced, market activity and buyer demand push the price higher.

Overpriced homes sit on the market longer, leading buyers to suspect that something is wrong with the house.
