Short answer: Greenfield gives you small-town living at a lower price, about 30 minutes from Chillicothe and 20 minutes from Hillsboro. Homes tend to cost a little less than in many nearby towns, and the village has public water and sewer. The trade-off: much of the housing is older, and homes outside the village usually rely on septic.

We have been selling homes in Greenfield for 11 years, and we have lost count of how many Greenfield families we have helped along the way. Here is what we tell buyers who are thinking about making Greenfield home.

What makes Greenfield appealing

When buyers ask us why Greenfield, the answer usually comes down to location and price. Chillicothe is about 30 minutes away, Washington Court House and Hillsboro are each about 20, and Columbus is a reasonable drive for commuters. At the same time, your money tends to go further here than in many nearby towns.

Greenfield is a village of about 4,300 people with a motto that fits: "A Perfect Place To Raise A Family."

A school worth seeing

You cannot talk about Greenfield without talking about Edward Lee McClain High School. McClain made his fortune manufacturing horse collar pads right here in Greenfield, and in 1912 he gave his hometown the gift of a new high school. It opened in 1915, and its artwork, marble staircases and historic pipe organ still surprise first-time visitors. If you are new to the area, ask the school about a tour. It is worth it.

Our local favorites

  • Places to eat: Furman's, Catch 22 and The Dairy Nook are a few of our go-tos.
  • Groceries: Community Market is a wonderful hometown grocery store.
  • Paint Creek Lake: just east of town, Paint Creek State Park has boating with unlimited horsepower, fishing, hunting, bridle trails and camping. It is known for some of the best crappie fishing around.

Three local facts national websites will not tell you

  • Utilities change at the village line. In town, public water and sewer are the norm. Outside the village, public water may be available, but expect a septic system, so budget for a septic inspection.
  • Internet depends on where you are. Spectrum serves the village. Out in the country, much of the area is covered by SCP Connect fiber from South Central Power.
  • Older homes need a closer look. Many in-town homes date to the early 1900s. They have great character, but plan for the usual older-home items like roofs, windows, wiring and plumbing.

Where people work

Major employers in and around Greenfield include Adena Health System, Adient, Corvac Composites, Greenfield Research and Greenfield Precision Plastics, with more jobs a short drive away in Chillicothe and Washington Court House.

A real Greenfield story

Earlier this year, a couple came to us after their offer on a Greenfield home had not been accepted while working with another agent. We helped them get the home they wanted, and then helped them sell their existing home to their son. A past client had referred them to us, and they have since referred another buyer, who is now under contract on a Greenfield home. That is the kind of word-of-mouth we are proudest of.
